This building, formerly known as Howlers Bar and Grill,is now being offered for sale. It has a great location on the paved road that circles the lake and is close to downtown El Castillo. It has water, electric and a septic tank system. There is what looks to be a 500 gal gravity fed water system with an auxiliary pressure pump out back. It was functional when the restaurant closed in August 2024. High speed internet and telephone are available. You have parking available for 6 cars. You have three separate spaces available for living quarters, retail space, or bar/restaurant, and a large bodega out back that could be utilized for a variety of uses. Here is a quick description:
BOTTOM FLOOR-APARTMENTS
The bottom floor features two small efficiency apartments approximately 361sq ft each. Both have a/c and bathroom with shower. Water heater is a wall mount propane demand heater located in the bodega. The two units share a nice, covered porch (14’6” x 30’). The porch ceiling supported by concrete columns in a Spanish Colonial style. The floors are all red 12” tiles. The main driveway is river rock set in concrete with a dividing wall on the property line. The right unit was previously used as the kitchen and will take a bit more work to turn into something, but the left one could be made functional pretty quick. There is a kitchen sink, and a place to connect a microwave, or a gas stove. And there is a single bed and functional closet.
TOP FLOOR – RESIDENCE
Going up the custom curved stairway takes you to the top unit. This unit has a floor space of 19’ x 32’. It has a custom wood floor. It also directly connects to a tiled deck area (14’ x 32’) with custom wood railing. This is all one big open space. The ceiling of this also features a beautiful custom wood design. It has a custom Spanish clay tile roof over steel on top, and back bar/living space is separated with a curtain. Currently the plan is to put in two bedrooms, one at either end, a kitchen and dining room in the middle and a jacuzzi with outdoor furniture on the outer deck. But right now it’s just empty space with a big store room and bathroom on the back wall.
BOTTOM FLOOR- BODEGA
Behind the two downstairs units, at the end of the driveway, there is a large bodega. Big steel gates secure the front, and you have an entry door in one of the downstairs apartments. Its tiled as well and a huge wide open space (47’w x 38’d x 10’+ h, 1786 sq. ft.). This could be used as a garage, a storage area, a gift shop, a micro-brewery, a repair shop, ect. The roof is steel on steel trusses. There is a concrete secure storeroom (20’ x 12’ w/4’10” door) for securing valuable items. This room has 3’ border wall on the back and left side with welded wire for security, and the right side wall is all concrete block.
So in conclusion and given the market as we know it we feel this is an good value. It offers 2508 sq ft of living space, 1708 sq ft of shop/storage, and a minimal expense for groundskeeping. You are on the main road walking distance from the Castillo Bay Marina and several good restarants, and in the heart of a rapidly developing tourist town. And only thirty minutes from La Fortuna. Just a few kilometers down the road the municipality is actively building a bridge over the Cana Negra River, and when completed will offer a shortcut route from La Fortuna to Monteverde (or the other end of the lake). We expect a significant increase in vehicular traffic to occur when this bridge is opened.
